CLC filed municipal applications to permit a mixed use development for the northerly parcel. The development will consist of a mid-rise residential building with at-grade retail uses and several blocks of stacked townhouse units, framing a new local street. The City of Toronto has advised that the submission drawings and reports accompanying the applications satisfy their requirements.

The City of Toronto has begun to process the applications concurrently with its Official Plan Review. The next step will be for the City of Toronto to schedule a community consultation meeting. The community consultation meeting will allow the public to hear a presentation of the proposal and have an opportunity to ask questions and/or provide comments. Typical processing and approval of such applications is approximately 18 – 24 months.


CLC’s 3621 Dufferin Street property is located in the former municipality of North York, now part of Toronto, at the intersection of Dufferin Street and Billy Bishop Way, south of Wilson Avenue and north of Highway 401.

The property consists of two parcels (1.7 hectares (4.2 acres) and .34 hectares (0.85 acres)), bisected by Billy Bishop Way. The lands fronting on Dufferin Street are identified in the Toronto Official Plan as an important corridor where reurbanization is anticipated and encouraged to create new housing and job opportunities while improving the pedestrian environment, the look of the street and shopping opportunities for the community residents.

CLC is proposing mixed use (including residential uses) for the property and is working closely with the City of Toronto, the local Councillor, and local stakeholders with respect to redevelopment of the site.
