November 3, 2011 - Canada Lands Company submitted its formal development applications for the Rebecca Street Property plan of subdivision and zoning amendment to the Town of Oakville on Sept 29 2011. Oakville has posted the application and the supporting documentation on its municipal web site. The Town has also posted a meeting notice for its scheduled Public Information Meeting to be held on Nov 17 2011 at 7pm at the St James Catholic School at 255 Morden Rd.

The development proposal consists of 66 single family detached lots and approximately 59 condominium townhouse units. A 1 acre central public park area that is surrounded with public streets will be highly visible and accessible to the neighbourhood residents. An efficient network of streets and sidewalks will integrate the site with the surrounding community and encourage walking.

Canada Lands Company has registered the project under the LEED ND (Leadership in Energy and Environmental Design for Neighbourhood Development) program and is proposing to achieve certification of the development. Various components of the plan have been guided by these LEED ND standards in order to achieve a more sustainable development as contemplated by public planning objectives and current land use policies.

Some examples of the LEED ND sustainable components that are proposed to be implemented include: pedestrian friendly streetscapes and sidewalks on both sides of streets to encourage walking; reduced street light energy consumption; recycled content in infrastructure; reduced heat island effects and reduced water and energy use in the houses. Additional information on the LEED ND program can be found at the Canadian Green Building Council website.

CLC is pleased to announce that the acquisition of the former Department of National Defence lands, formally known as Surrey Park and located at Dorval Drive and Rebecca Street, has been completed.

While CLC acquires and redevelops former government properties all across Canada, its approach remains consistent, wherever it operates; CLC’s objective is to create communities that are sustainable, integrated into the neighbourhood and offer a high quality of life, while aspiring to provide lasting benefits and a legacy for future generations.

These important concepts will help shape CLC’s work on its Rebecca Street property (formally known as Surrey Park), acquired from the Department of National Defence (DND) in June 2010. This 16.2-acre (6.58 hectare) property is located in south Oakville, at the north-west corner of Dorval Dr. and Rebecca St., and is not far from scenic Lake Ontario.

The lands have been designated as Low Density Residential, Special Policy Area in the Town’s Official Plan, “Livable Oakville.” You can learn more about the land use designation for the Rebecca Street site by visiting the Town of Oakville’s official website.

Working with the Livable Oakville policies, CLC plans to secure the appropriate zoning and subdivision approvals, and construct the necessary municipal services and roads for the redevelopment of the lands. CLC will also be incorporating sustainable development principles into the design of the site. Ultimately, the company will select a home-builder to market and construct residential units on the site.

The first step will be to hear from the community and interested stakeholders. CLC is hosting a public information session June 29th, 2010 which will allow the public to provide their initial input into the redevelopment of these lands. Future community consultation sessions are anticipated later in the year.

Deconstruction of the existing vacant military housing on the site will commence in the summer of 2010. These buildings have been vacant for a long period of time and will be immediately deconstructed for safety reasons. A sustainable approach is planned for the deconstruction, with a target of 90% waste diversion from landfills.

As with all properties across Canada, CLC will pay all taxes related to the Rebecca Street property, and follow the normal development processes as set out by the municipality.

Since its activation in 1995, CLC has gained considerable expertise in the reintegration of former DND properties back into local communities. Visit our Properties webpage to learn more.
