Cooperation and community involvement were key to the creation of Deerfield Village, a neighbourhood that combines natural beauty with easy access to Canada’s capital. This 73.5-acre (30-hectare) site is located in South Ottawa and within its Greenbelt, a large tract of greenspace that surrounds much of the city. CLC acquired the property from the National Capital Commission in 2002. CLC sold the last development block in fall 2009.

CLC’s analysis determined that only 38 acres (15.4 hectares) were suitable for development in order to protect Sawmill Creek, which runs through the property.

In developing its plans for this portion of the site, the company launched an extensive public consultation and outreach process, which involved city officials, local residents, community associations and other stakeholders. CLC officials also helped organize local events, such as a one-day cleanup of the Sawmill Creek riverbank. As a result, much of the project’s support came from the local community.

Featuring a diverse range of housing styles, the homes built at Deerfield Village reflect sustainable development principles and various family needs and income levels.

CLC’s commitment to the sustainable development of the property is further demonstrated by Deerfield Village’s various added amenities, including a pathway system and a stormwater pond that attracts birds and other wildlife. As well, CLC created and built a recreational park, complete with gazebo, shade shelter, rock-climbing structure and children’s play equipment, prior to the arrival of the first residents in October 2006.
