When Canada Lands Company (CLC) first acquired the former CN Railyard property in Moncton, New Brunswick, some experts estimated it would take more than ten years and $100 million to clean up the property. This was because for eighty years, it had been the site of a busy railroad marshalling yard and repair shop.
Using new technology and working together with local officials and private sector partners, CLC rehabilitated the property in only three years, at a cost of approximately $15 million. CLC received an International Phoenix Award from the U.S. Environmental Protection Agency in 2003 for the remediation of this property.
This 285-acre (115-hectare) site is now home to three separate developments. First is the CN Sportsplexe, a major recreational complex featuring baseball diamonds, soccer fields and a four-pad ice arena. Second is Emmerson Business Park, one of New Brunswick’s premier destinations for business, which has attracted numerous local and national companies. Finally, there is Franklin Crossing, a vibrant residential development, currently under construction.
